This should be wholly for commercial use. The proposed density of dwellings is unaccepatable in an already densely populated area.

I object to the demolition of the AlphA cafe and taxi building, the two of them make a charming and positive social contribution to the entrance into the architectural gem that is St Leonards. Behind is the site of the of the former railway social club. This could be profitably used as a play area for older children (with outdoor table tennis, basketball etc).

This site is too constrained to put 30 dwellings on it; it backs on to the railway and would have no amenity land. In addition, there are already 27 flats approved just up the road [site B12] and this would add up to a large number of new residents in an area already suffering from a lack of facilities

A20 - St John's Road - the proposals would be an over-development

Both these sites have previously been allocated as potential development sites in the Central St Leonards Masterplan and in very sustainable locations adjacent to St Leonards Warrior Square and walking distance of high frequency bus services on London Road. Any application would also need to contribute to the wider regeneration proposals for the Central St Leonards area including the Local Space project for the area.

30 units on this site is inappropriate and could only mean flats

Network Rail can confirm it is the sole owner of the site, and is keen to ensure that the site (reference A20 in your draft plans) is retained and further promoted through the plan making process at it moves towards Submission and EIP.

From discussions with your colleagues in Development Management (Ray Crawford) and Regeneration (Pranesh Datta) I would be grateful however if it could be noted that in our meetings to date they have supported retail use for the ground floor as one of the potential commercial uses referred to in your documents to date, i.e. to clarify that the "commercial" use on page 124 of your document includes food and convenience goods retail and similar uses such as coffee shop/sandwich bar etc that would contribute to an active frontage onto the station forecourt and St Johns Road.

While we support its current proposed allocation for a residential led mixed use development, it would be useful for viability reasons to extend the proposed use-mix to include student housing or residential or retail, and that depending on the state of market and viability (given low residential values in the area and large amount of second hand housing stock that depresses the value of new units) single use schemes of any of these uses (ie either just retail or just residential or just student housing) could also be suitable for this location in principle.

We also discussed potential unit numbers and density etc in the light of your stated possible net capacity of 30 units. By comparison the document attached was (I believe) prepared by the Regeneration team and refers to as much as 47 units over 7 storeys. If this higher density/massing could be included in your submission stage document it would help in giving us or potential developers/purchasers greater flexibility when working up more detailed schemes for pre-app advice.

Petition against the allocation of the taxi office and site of the social club at St John's Road, St Leonards in the Hastings Local Plan Ref: A20

Reasons:
1. The demolition of Alpha Café and taxi rank buildings are strongly opposed as they make a very positive contribution to the character and appearance of the conservation area and also provide a fitting entrance to the architectural gem that is Old St Leonards
2. the site of the former social club should be used to expand the recreational facilities for the children and youths that l9ive in Central St Leonards - the most densely populated and most deprived ward in East Sussex
