The council says it is trying to improve and regenerate the area by attracting new businesses, families, etc, yet constantly damages what we have left of this Victorian town. This is not family accommodation, but more single units which will just house more unwaged, substance abusers to terrorise the streets and prevent true regeneration.

With regards to site ref CLB2 - proposed 7 storey block of flats outside St Leonards Warrior Square Station. I live very near to this site and feel that the potential that these flats will be used as a social/low income rented accommodation will further threaten the regeneration of the Central St Leonards shopping/station area. There has been much in the media recently about embracing the period architecture of St Leonards and tidying up the streets so street drinkers and alike don't threaten tourism and pull down local businesses. I believe this development could further encourage the congregation of street drinkers etc. (who are living in the flats) at a vital point of first impression when arriving to St Leonards - the train station. Further, that the proposed development will destroy the architectural beauty of the station (designed by William Tress) which is historic and unique selling point, don't ruin St Leonards chances of attracting tourist & vital income from it's unique architecture and making it look undesirable.

The maximum under the new Local Plan would be 0.12ha x 40 = 5 dwelling not 30 huge overdevelopment. this is for commercial & residential the only way to achieve 30 dwellings would be to have a huge block of flats in conservation area and adjacent to a listed railway station.

Warrior Square Station is a listed building. Replacing the Alfa Cafe with 30 units of housing would do wanton damage to an exceptional site that remains seeable from afar.

There is no need for a landmark building which would act as a catalyst for the broader regeneration of St Leonards.

The site FB3 notes similarly mention of 'high quality development' which is exactly what was promised for the Archery Ground but not delivered so thrown out by the Planning Inspector.

Kings Road would be blighted by development that is inimical of F4,E4,EN1 and others.

Contrary to objectives 1 and 3 (p14). It would destroy heritage tourism and the revenue/jobs from it. Warrior Square Station is now the main heritage tourism rail portal to the Borough contrasting with Hastings Station business hub and university. This landmark block would totally destroy the precious unique townscape of which the single storey taxi office and cafe are of great social and economic advantage. A mega block would also destroy the openness of the much used play area and take away land (site of former social club) so it could no longer be used for play area extension.
