Area of site 0.12h with capacity of 30 equals a density of 250 dwellings per hectare. 30 dwellings was in the Local Plan 2004. The maximum under the new Local Plan would be 0.12ha x 40 = 5 dwelling not 30 huge overdevelopment. this is for commercial & residential the only way to achieve 30 dwellings would be to have a huge block of flats in conservation area and adjacent to a listed railway station.
