Representation Summary:

The site is already bordered by housing.

The NPPF states that local authorities should seek to use areas of poorer quality agricultural land which is the last use here.

With flexibility in regard to the type of housing/development considered appropriate, the site could be developed sensitively with minimum impact on the environment. The gradient of the land is such that with sympathetic development views from existing dwellings are unlikely to be seriously impeded.

Access included in the site is wide enough to accommodate housing development, the land has mains sewer access and there is no flood risk.
