This site lies within the High Weald AONB. The Council should be mindful of Paragraph 116 of the National Planning Policy Framework (NPPF) that planning permission should be refused for major developments within such areas except in exceptional circumstances and subject to certain tests.

Any allocation at this site will need to enable development which satisfies the tests. We recommend suitable landscape capacity and sensitivity studies are undertaken if the possibility of an allocation at this site is to be taken forward. We also advise seeking the views of the local AONB Unit.
