It is important that the routes shown on the proposed Cycle Way Plan 2010 are protected and any developments that are considered with boundaries that include, run alongside or are near to these routes should incorporate the construction of the relevant section of the route or provide funding for this work

The woods are regularly used by Christ Church Ore Pre-School and Christ Church Ore Youth Group. These woods need to be preserved as the natural play resource they are. Volunteer's hard work is evident in abundance, as we have watched the woods 'open up' and become managed. Please do not put a stop to this valuable free resource, in such a socially deprived area of Hastings.

Many generations of local children have enjoyed playing in the Upper Ore Valley and it is still used. It is ideal for the children to create their own games using their imagination, rather than have games provided for them. It encourages the children to interact socially and provides an education regarding the amount of wildlife and flora in the valley around them.

Also concern over traffic impact in Victoria Ave, Greystone Lane & Old London Rd with any new development.

Link with A30. Ghyll woodland and the watercourse must be retained, it's very steep sided but opportunities for de-culverting should be investigated. Buffer zones for springs, ghyll woodland and the watercourse will be required. Compensatory habitat for loss of any wetland habitat will be required. A Japanese Knotweed management plan will be required, as this non-native species is extensive on-site.

Development sites carried forward will still need to demonstrate how the transport impact will be managed down particularly where existing transport infrastructure issues have already been identified such as site A01 in the Clive Vale and Ore Village planning area. This should be discussed during the next consultation stage.

Representation Summary:

I object to the inclusion of site references A01 and A30 for development in the New Local Plan.

The two sites should not have been included in the Hastings Local Plan for the following reasons:-

(a) The valley is the last wooded stream valley (gill) unprotected in Hastings. It should be upgraded to give it protected status
(b) The trees are protected under a tree preservation order
(c) The steeply sloping sides and poor ground conditions make then unsuitable for development together with the poor road links
(d) A01 and A30 are back developments to a high density in an already developed area
(e) Vehicle access cannot be made from Old London road and cannot be made from the northern portion of the site due to East Sussex Council highway restrictions, the topography and the code for roads.
(f) The stream bed area and large areas of the site are contaminated with Japanese knotweed.

Ore and Clive Vale are under provided with green and open space. The whole of the upper ore valley between Frederick road, Chester Street, Victoria Avenue and Old London Road should be allocated as protected green space.

THIS IS TH LOCAL PEOPLE'S PREFERENCE FOR THE FUTURE OF THE AREA

I agree with all the previous comments on page 163. it is unsuitable for the high number of units that are only achievable by lowering the build quality and increasing height. Policy should not be re-written to make large profits for developers.
