Burtons' St Leonards is the New Town, not the core of the new town. Mercatoria is south east of the area, not south west. It is one street, with a pub, a tyre-fitters, a mosque and a junk shop, not an area with specialist dealers and art galleries - that is Norman Road. Many of the smaller houses that have suffered considerable neglect that you refer to are most likely those that were blighted for 20 years by the planned slum clearance, in the streets that you currently exclude from this area designation.
