The 2 fields accessed from Welton rise may provide a suitable location for extra homes. However the bottom field - between the rear of Holmhurst and the Conquest hospital does not. It has a range of Victorian features that are of historical importance and should be restored, as discussed in 2.11 above. The nuns cemetary must be taken into consideration. There is a natural spring powerful enough to push through the ground like a fountain during winter months, which would take additional groundworks to manage.
