Representation Summary:

25 housing units is a huge overdevelopment of the site. Nieghboouring Braybrooke close which occupies a similar size has five housing units. In order to acheive a density of 25 housing units you would need to build flats. This area already has an oversupply of flats and needs family homes.

A19 Braybrooke Terrace - A terrace of tall houses would be more suitable than a block of flats or Wimpy type homes.

Representation Summary:

A new vehicular access would need to be from Braybrooke Terrace towards the western end of the site to ensure adequate visibility and to keep it away from the junction of Braybrooke Terrace & Braybrooke Road. Due to the slope of the site any design would need to ensure that appropriate gradients are achieved throughout. Due to the proximity to the Town Centre the main pedestrian flow will be in this direction. Upgraded pedestrian facilities should therefore be considered to improve the link to the Town Centre. This area is within Zone 3 of the ESCC parking standards but is opposite both Zone 2 and Zone 1 areas. Bearing in mind the sites proximity to these Zones reduced car parking provision may be appropriate. Cycle parking provision would still need to be provided.

The only way to get 25 units on 0.23 ha is to build flats. The development should be houses at a density of 40per/ha or less to match adjacent houses.
