Representation Summary:

The site is located at the junction of The Ridge and Harrow Lane, which is currently a mini roundabout. It is already busy in the area especially due to the proximity to Ashdown House. Access to the site would need to be from Harrow Lane towards the southern end of the site, in order to ensure adequate visibility and provide some separation from the roundabout. The area is reasonably well served by Public Transport with bus routes running along Harrow Lane, with up to a 20 minute frequency linking the site to the Town Centre and local schools. Pedestrian crossing point across Harrow Lane and The Ridge could be improved. Being in a Zone 4 area within the ESCC parking standards, adequate provision must be made on site for vehicle as well as cycle parking.

The main issue with this development is capacity on The Ridge. The road is approaching capacity at times. Any application would need to produce robust evidence that any additional traffic impact can be accommodated or effectively mitigated.

Any application if acceptable would be required to contribute towards improvements to the capacity on The Ridge including the complementary measures associated with the construction of the Bexhill Hastings Link Road.
