Representation Summary:

This site should be developed for leisure or commercial/potentially retail purposes. However, the proximity to the busy A259 means the site would be unsuitable for an out of town retail development with large ammounts of parking as this would provide additional traffic pressures on a very busy road. The site is unsuitable for high density housing though small ammounts of housing could be accommodated but not 54 units which is an unacceptable level of housing density.
