Services and facilities are at breaking point - schools are overcrowded, there are not enough doctors' surgeries. We already have frequent power cuts because the small electricity substation cannot cope, the area cannot support further development. The land is not flat - the lay of the land is a deep valley and I do not believe that this has been fully appreciated, including the costs involved. A huge amount of material will be needed to be dumped on site. No works are planned for landscaping nor impact study for flooding has been supplied. Adverse impact on nature conservation and loss of habitat to wildlife and loss of said wildlife. There are two established bat roosts in Speckled Wood which are protected by law, there are also rare plant species and newts, which again are heavily protected by UK law. There can be no justification for building on this unique nature reserve while allowing partially developed land to remain derelict. The Frederick Road site already has the beginnings of a road system in place and the development of housing on this site would not need to encroach on the wooded land corridor at the bottom of the site. This area of land sits there derelict while plans to develop land within Speckled Wood would needlessly destroy vital land corridor and habitat for the wildlife that use it, and rob the local community of a well used natural resources that a lot of local volunteer hard work has gone into preserving
