A huge amount of material will be needed to be dumped on site. No works planned for landscaping, and no flooding study supplied. Sewer system unsuitable for the proposed housing and significant risk of pollution reaching the waterways of Alexandra Park. There is no justification for building while allowing partially developed land to remain derelict

The local community have voted overwhelmingly against any development within Speckled Wood, yet our concerns and wishes are continually ignored. The land is not flat - the lay of the land is a deep valley and I do not believe that this has been fully appreciated, including costs involved. A huge amount of material will be needed to be dumped on site. No works are planned for landscaping, nor impact study for flooding has been supplied. The Victorian sewer system in the vicinity has already failed twice in recent days and is completely unsuitable for the proposed housing development adjacent to Victoria Avenue. It would be prohibitively expensive to replace it in order to cope with the proposed housing and there would be significant risk of pollution from the proposed housing reaching the waterways of Alexandra Park. There can be no justification for building on this unique nature reserve while allowing partially developed land to remain derelict
