Object to CLB2 - It will spoil the character & appearance of the Kings Road - dominates & detracts from the Italianate Station & fine Victorian terraces.

Object to HN6 - Because in the case of the Convent, we are in a conservation area, & this amount of development on a football field - it needs to be designated as private open space. A squanderance of precious assets of heritage led regeneration.

We take the opportunity also to raise the issue of the proposed redevelopment of the Alpha Cafe in relation to the Kings Road conservation area. We point out that a 'landmark' feature already exists in the form of the station bowl opposite the residential buildings of St John's Road.

Allocation on this scale would seriously harm the character and appearance of the Kings Road Conservation Area. It would make the area less attractive to residents, visitors and tourists and therefore, harm the potential for regeneration.

Representation Summary:

1) A block of 7 storeys would spoil the Conservation Area of Central St-Leonards and the Southwater Valley. I feel it would dominate and isn't in keeping with the surrounding buildings.
2) It is far too high and would block views across to the sea.
3) It would be completely out of character with the architectural style of the area.
4) A plaque in the station clearly states that it is in a 'Conservation Area' so great care needs to be taken to continue this.
5) Perhaps the area would be better served as a play area/basketball area?

Representation Summary:

This is a very important site in the Kings Rd Conservation Area. The allocation would allow gross over-development in this very deprived area and would seriously harm the Conservation Area and therefore the potential for regeneration.

Representation Summary:

The development will ruin the character and appearance of the Kings Road making it unattractive to tourists having an initial bad impression when arriving at the station. The current station is an attractive Victorian building and the taxi office is a Victorian coal office. These should both remain intact. We don't need huge tall buidings that are a silly idea driven by the desire to maximise profits rather than make a nice place to live & visit.
