By adding 30 dwellings to this site, it will NOT create a vibrant active street level frontage, but it will result in overcrowding in an already densely populated area. To even consider a larger number of dwellings is preposterous and could bring further social problems to an area that already has plenty.

This development will spoil the character and appearance of the Kings Road conservation area.
It will dominate and detract from the Italianate Station and the fine Victorian Terraces surrounding it.
It will interrupt views across Southwater Valley.
It will significantly increase population and traffic in Central St Leonards, which is already the most densely populated and deprived ward in East Sussex. Especially since approval has already been given for 27 new flats on Chapel Park Road behind the Station.
The plan should stipulate an appropriate, lower, number of units, outstanding build/design quality and lower than surrounding residential buildings.
This development will spoil the character and appearance of the Kings Road conservation area.

It will interrupt the open views across Southwater Valley.

I would like the plan to state that a more appropriate number of units will be considered (fewer than 10 on such a small site), that the design and build must be of outstanding quality and that the building will not be more than 3 stories high or higher than the surrounding buildings / the station.

The station is already a landmark building. Proposed plans would destroy the character of the area. Lack of vehicle access renders the plan slightly useless.

The plan needs to take into consideration future Southern Rail plans for repair and development of the line. Should we have more extreme weather, the need to replace the rail service with a bus service will require access to the station forecourt - any restriction on this would no doubt cause vehicular access problems.

This proposed redevelopment implies high density housing in a multi-storey building which would detract from the scale and architectural features of a residential area. This plan also calls for the demolition of an active local business - the taxi office which contradicts the support of local employment. The redevelopment also raises the question of the future of the Alpha Café, a local resource in the station forecourt.

These proposals will not 'encourage a vibrant active street level frontage'. The station and its setting in the King's Road Conservation Area are deserving of much better treatment. The added retail space would detract from the adjacent shops. The block of flats would do wanton damage to the station bowl. The Alpha Café is intentionally single storey for a very good reason.
