The station is a "landmark building" and any development in the immediate area should compliment and enhance the stations setting, not dominate it. In an already densely populated area it is likely that the opposed development of 30 or so dwellings will be a catalyst for more social problems rather than regeneration.

Obviously the St Leonards Warrior Square station does not need a landmark building, being one already (from 1851 by William Tress), in a landmark setting providing a distinct sense of place. Any walk down St John's Road (a chicane approaching an asymmetrical building) confirms what an exceptional place this is.

A 'landmark building'? What does HBC know about landmark buildings? Ocean House? Hastings College in Archery Road that it denigrated in Committee papers when recommending the original Gladedale plans — having previously made possible that College development within living (and working) memory?
The planning system achieves both so little and (unfortunately) so much. The Plan fails fundamentally, and not only because it lacks any vision. Further, design - or rather good design - and sustainability are now supposed to be at the heart of planning policy and yet there is no way of assessing either. How do members and officers propose to deal with this?

There is NO NEED for a landmark building as the Alpha Cafe is part of a landmark site. As
Policy HN1 points out, enjoyment of relatively unimpeded long views is a key element of area character.

HBC should apologise for Waverley Court (opposite the Pier) and Royal Terrace (behind Warrior Square), &c., and take proper pride in the existing townscape.
The use of 'catalyst' is wrong and typically inept. The site could be a catalyst in the renewal of the station and the Conservation Area only if it were to remain a bungalow.

What do you mean by landmark building? I think you mean tower block. It is entirely subjective as to whether or not this is a good thing. The majority believe that it is a proposal that rather than lead to a vibrant Kings Road will utterly destroy its character and historic value. Keep going you will make St Leonards on Sea an overcrowded housing estate and add to the levels of deprivation.
