The outlined plan is in direct contradiction to DM1, in that it is not in keeping with its surroundings, the development is for two 5 storey blocks of flats, whereas the neighbourhood is entirely made up of two storey detached houses.
It is also in direct contradiction with DM3, in that the proposed development is shown with balconies overlooking neighbours, completely removing all privacy, especially as these houses are split level with ALL major rooms facing the proposed development site.

In order to mitigate the flood risks identified for this site, it would require the developer to submit with their planning application their plan to do this. However there is no regard given within that process for the impact on the surrounding area and there have been problems with the culvert at the bottom overflowing so an increase into this would be a significant impact to the surrounding area. There are also issues of enforcement of these conditions and who would be responsible for that?
