I question the need and wisdom for this VERY LARGE DEVELOPMENT(165 units).The "Bedroom Tax" will free up more dwellings,making housing estimates out of date.Statements in the Plan clearly show that this site has not been up for development before because of serious issues concerning traffic impact on The Ridge (see quotes in the Plan-6.9,6.12,6.18, and flood risk(6.18).The traffic problem is only going to get worse than it is already because of the construction of the BHLR and the merging of hospital units re:Eastbourne/Hastings.

Quotes/comments to show "unsoundness" of proposals(my capitals used).A.Re:dwellings: 6.15 "..220-280 is required in Little Ridge and Ashdown over the next 15 years".Who says?Not local people.And the introduction of the "Bedroom/Spare Room Tax" has not been considered.This is likely to free up dwellings,making this estimate redundant. B.6.9 "This connectivity does...come at the cost of some PARTICULARLY BUSY ROADS.."C.6.12 With the BHLR construction,"Development proposals ALL ALONG THE RIDGE will need to show consideration of the traffic impact onto and off of this locally important traffic route".D.6.18"Proposals for this site will need to include a traffic impact assessment,ESPECIALLY BECAUSE OF ITS CLOSE PROXIMITY TO THE RIDGE". These quotes clearly suggest an understanding that ANY development near The Ridge will cause even worse traffic problems than there are already.Also,any developments West of the Conquest hospital could endanger lives because of traffic congestion re:emergency vehicles,particularly since the impending merging of hospital units re: Eastbourne and Hastings.E."..of particular importance for this site will be measures to reduce surface water flood risk".Sequential testing shows this site to be in highly vulnerable categories of flood risk (2 & 3)and right next to an undevelopable site because of same.
