10m rear garden length is too prescriptive, no allowance made for people's personal preference, site constraints etc. If the garden is unacceptable to future occupants people will simply choose to not live there. Increasing garden sizes increases the cost of properties, given the choice many people would I am sure rather have a smaller rear garden and a home than nothing at all. Ignores elderly and disabled occupants whom may wish to not have large garden. Has the impact of promoting the construction of smaller units to circumnavigate the policy requirements. May reduce number of units achievable on a site.
