The inclusion of this site conflicts with the NPPF.Its likely development for employment purposes is doubtful, consideration should be made to other uses,in line with HBC's Landscape Assessment.

RDC's Core Strategy Policy HF1 supports a holistic approach to the use/management of land between Ivyhouse Lane and Rock Lane to secure environmental/access improvements in association with development in the locality. This approach is supported by HBC's Landscape Assessment and RDC'S Hastings Fringes Background Paper. This approach was jointly agreed with HBC,and supported through comments made by HBC to our Proposed Submission CS Consultation. It is disappointing this area has not been identified for greenspace enhancement.

The Green Lane that crosses this site historically served the Coghurst Estate and the route should be retained for future inclusion into a town wide pedestrian and cycle network. If commercial development were permitted to should only be between the Coghurst Carriage route and Ivy House Lane

This site is within the High Weald AONB. Although this was taken into account in allocating the site for development we would like to see tree planting incorporated into future developments. The green lane/public right of way across site E10 would be better integrated into the green infrastructure if access to the cemetery was possible opposite where it meets Ivyhouse Lane. Any development should take account of the need to retain the quiet and peaceful nature of the baby/children's cemetery. Access. The suggested wording should include mention of how additional traffic will be managed. Existing traffic causes difficulties.
