This land should be retained as a business park to create and maintain jobs. There are few employment opportunities in the local area and public transport links to the Ivyhouse Lane industrial estate from the Halton flats side of the valley are not good.

In conjunction with other sites in Planning Focus Areas 1; 4 and 11 development is for a possible 972 residential units, with approx 258 residential units being on the Ridge. That is a considerable number of extra cars accessing and exiting a very busy road. My concerns are the amount of units being proposed and the continued approval for back garden developments.

Infrastructure not adequate, more traffic, over populated, not enough water as it is, Ridge and Hastings cannot cope with any more traffic, schools, doctors, hospital shortage

It is important that the routes shown on the proposed Cycle Way Plan 2010 are protected and any developments that are considered with boundaries that include, run alongside or are near to these routes should incorporate the construction of the relevant section of the route or provide funding for this work

There is an existing access to the site which is adequate to serve the proposed level of development. The site could also potentially link to Hurrell Road but this is not adopted public highway and would therefore require making up to an appropriate standard to serve the development. The area is served by a regular bus service linking to the town centre. Farley Bank also has traffic calming in place and a 20mph speed limit. As the area is within Zone 4 of the ESCC parking standards appropriate car parking provision must be made on site.
