This site is unsuitable for another high density development in one of the most densely populated areas in the country. It is suitable for commercial development complementary with the retail area though there are concerns relating to the loss of parking in the area.

For our business to continue we need the warehouse. To compete on pricing with the multiples we are being forced to buy stock in bulk, resulting in fewer, but larger numbers of products being delivered to us. Articulated lorry access remains critical.
In the difficult trading conditions of the last two years the number of customers using the car park has reduced (this may also be because the current free on-street parking is working very well).

We are funeral directors and monumental masons who have been serving this community since 1875. The site in question (Crystal Square and Western Road) contains our fleet garage and stonemasonry workshop. It is vital that these are geographically close to our main office in Norman Road for many reasons. If we were to lose these premises our business - one of the longest-running and most successful in this area - could not function.

support mixed use approach, particularly one which incorporates imaginatively designed car-parking

I support redevelopment of this area primarily to provide car parking, and community facilities. The area is also crying out for some kind of community/cultural venue and a multi-purpose hall suitable for both performance and indoor sports is a top priority.

B06 - Crystal Square & Western Road -who ever came up with this one! The Crystal Square car park is of vital importance to the central St Leonard's shopping area and must remain as a car park. The comments about the Adams & Jarrett warehouse are also reiterated. This is an ill-thought out proposal
and should be withdrawn.

This site is currently a mix of residential and commercial properties along with an off street car park which had previously been identified in the Central St Leonards Masterplan as a potential development site. Any new access to the site would be most appropriate from Western Road as this street would provide the most visibility. This area is in a sustainable location being close to a number of bus routes and a railway station. It is located within Zone 2 of the ESCC parking standards and therefore reduced car parking provision on site is appropriate.
The main issue associated with this site would be loss of the existing car park. If replacement spaces were not proposed within the site then there will be an increase in demand for on street parking in the area. As there is already high demand for on street parking locally it is likely that loss of the car park will lead to inappropriate parking which could compromise highway safety. Any application would need to demonstrate how this issue will be mitigated, if on site parking is not provided for the general public. Any application would also need to contribute to the wider regeneration proposals for the Central St Leonards area including the Local Space project for the area.

Development of the area would mean no open space or local resident's car parking. In conservation area. Potential capacity of 60 on 0.47 ha means 128 per/ha a gross over development
