Infrastructure not adequate, more traffic, over populated, not enough water as it is, Ridge and Hastings cannot cope with any more traffic, schools, doctors, hospital shortage

D20 - Langham Hotel -Either re-use the existing building facade or replace with high quality architecture given the location. If the latter option were adopted something might be done to improve road sightlines at this junction.
