Representation Summary:

This is a tiny parcel of land to be allocating 56 housing units to. This represents a build density of 140 housing units a hectare which is central London levels of density. This is unaccepatble in an aleady densely populated area. On the opposite side of the road there are 8 housing units occupying a similar space (this is literally seven times the level of housing density) and would necessitate building a large block of flats which would be hugely out of proportion with the skyline around the flats and bring more flats to an area that needs family homes.

A33 Hollingsworth. The proposed number of units that might be tolerated on this site is too great. It would be acceptable to allow a terrace of 3 floor houses stepped down the hill but too many homes will produce increased pressure on parking and block of flats will dominate the conservation area.

A sensitive development is required for this highly visible site - an extension of the adjacent terraced housing, stepped down the slope would not be out of place.

Hollingsworth Garage, Braybrooke Road - the proposals are a gross over-development. This site is of considerable landscape importance to Hastings, being viewed from a considerable area of the town, and therefore warrants development of a high architectural quality, possibly in keeping with the adjacent properties in Braybrooke Road.

The only way to get 56 units on 0.40 ha is to build flats at high density. The development should be houses at a density of 40per/ha or less. This site has been the subject of several applications which have been turned down by inspectors. The capacity should be in the region of 20 units.
