Representation Summary:

Massive overdevelopment out of keeping with the suburban character of the area. Would also bring additional traffic pressures to the already congested Ridge.

Object to such a high-density plan: 40 units far too many. Too much traffic would be generated near a dangerous road bend. Suggest 15 units max.

Use of this site can only be acceptable if an alternative location for a dedicated centre for the existing Scout Groups close to this site is located by those wishing to develop. The owner of this land should be made aware of the importance of retaining recreation locations for young people.

The development will add to the volume of traffic along the Ridge. As congestion increases we are concerned that traffic on the Ridge heading to the A259 or in the opposite direction will cease to use the B&Q junction and use the lanes to join/leave the A259 at the Butchers Lane junction

In conjunction with other sites in Planning Focus Areas 1; 4 and 11 development is for a possible 972 residential units, with approx 258 residential units being on the Ridge. That is a considerable number of extra cars accessing and exiting a very busy road. My concerns are the amount of units being proposed and the continued approval for back garden developments.

The informal opinion advice given by a Council Officer should not take precedence over the conditional allocation in the Local Plan 2004 endorsed by the full Council. Support for the retention of the main Hurst Court building by 95% of the neighbouring residents and many others and the decision reached by the Secretary of State appointed Inquiry Inspector.

As the owners of Hurst Court decided to ignore the conditions on the allocation attached to the building and its former grounds they should now return to the original classification as being beyond the built up area of the town.

Site allocations - reference to previous comments - it is not clear where these originated. During the Big Map exercise various stickers were placed on the sites, we are aware that a number were placed on site A21 indicating it should be a green area beyond the built up area of the town yet no previous comments were indicated.

A21 Hurst Court, follows on from that - this is land north of The Ridge, between Chown's Hill and Stonestile Lane, curling behind Hurst Way. It is currently allocated for residential development of possibly 40 units, noting that 'wildlife and tree cover are likely to affect the developable area of the site'. There is woodland to the north of the site, and again, the arguments for a green link into the
borough & St Helen's Wood should be endorsed.

Focus areas 1 and 4 propose a total of 520 residences all requiring direct access onto the already heavily congested Ridge Road. This is ludicrous. With the projected increase arising from traffic using the new link road, there will be traffic congestion on a similar scale to that existing on the present A259 route from the western entrance to Hastings.
No further building of residential property should be permitted until a satisfactory solution has been made to the A21 problem.
