Representation Summary:

This is area with a very high level of traffic congestion and cant support further development. It may be suitable to develop as a nature, community area but could not sustain a high level of additional housing as is located on the main east-west coast route and would bring large extra traffic burdens. The homes would also be subject to a high level of flood risk.

Ensure lower density development if it does happen. Keep as open grassland if possible (nearby school site is private property with limited legal access).

I agree with earlier comments that the area of development should be limited and a considerable portion reallocated to South Saxons wetlands. The anthrax pit to the northwest edge of the site should be identified before any development takes place. Too much development will cause flooding either to the new build, and/or to existing properties as a result of interference with the operation of the floodplain

Contaminated Land Issues - assessment likely to be required due to previous uses

The site contains the Hollington Stream (Main river) and associated watercourses and part of the site is within Flood Zones. Therefore flood risk, SUDS and watercourse corridor retention are considerations. Maintaining buffer zones adjoining the Hollington Stream will reduce the risk of flooding and provide for habitat enhancement.

Protect South Saxons Wetlands. De-culvert section of Hollington Stream, wetland and ecological corridor creation opportunities.

Little Ridge-&-Ashdown and Filsham-&-Bulverhythe are closely located to the A21 and A259 respectively and have been targeted for significant amounts of residential and employment development. It is important therefore, that development within these areas come forward with associated sustainable transport infrastructure to reduce the need to travel by car and the impact on the SRN.

Should these sites be carried forward to the next consultation stage it will be necessary to show how their impact will be mitigated. This is also true with large development sites in Filsham-&-Bulverhythe which are likely to generate traffic on the A259 west of Bexhill.

We have previously advised Hastings Borough Council of the need to retain a strip of land at the southern end of the site near the junction of A259 Bexhill Road/Filsham Road to accommodate changes to the existing junction arrangement and provide bus priority measures on the eastbound approach as part of the Bexhill Hastings Link Road complementary measures.
