We have already witnessed the failure to attract business in the existing site off Queensway which was built right up to the SSSI - any further enrochment onto this land will be detrimental to the speial status of this site. These out of town commercial developments will be nothing more than white elephants whilst the land will be sacrificed for nothing. A shocking indicment of the lack of thought placed on the viability of these developments.

I cannot believe this site was ever considered as
suitable for business development.Queensway should be the natural boundary separating the present industrial/commercial areas from the relatively unspoiled naturally wooded area opposite. Stop ruining these green areas with unneccesary and damaging developments such as the nearby half-occupied Enviro21 site ( no great demand apparently!). Development of this next site will produce another eyesore and damage valuable habitats for wildlife.Covering it with buildings and hard landscaping could also have serious repurcussions on existing ground water levels. It will also doubtless provide another excuse for inflicting a second wind turbine on this area!

EO2 Queensway The south west part of this site should not be developed in order to retain open space an woodland to compliment Four Acre and Marline to the boundary for wildlife

To have these as business sites with extra vehicle activities, workers and deliveries with the anticipated link road, these will make this area of Queensway far more congested than the A259 Bexhill Road.

The development will add to the volume of traffic along the Ridge. As congestion increases we are concerned that traffic on the Ridge heading to the A259 or in the opposite direction will cease to use the B&Q junction and use the lanes to join/leave the A259 at the Butchers Lane junction

Marline Valley Woods SSSI-was in a favourable condition at the last review.
The employment allocations along the boundary between PFA 1 and 2 immediately adjoin the SSSI.
For site E02, the Assessment Summary suggests a full ecological survey will be required to determine what constraints exist.
The proximity of E02 and E03 suggest that consideration of the impact of the development on the SSSI would be appropriate.
This would be in tune with your amended policy of "Conserving and enhancing protected biodiversity... including Sites of Special Scientific Interest"
The site may also be sensitive to air quality and water issues

Little Ridge-&-Ashdown and Filsham-&-Bulverhythe are closely located to the A21 and A259 respectively and have been targeted for significant amounts of residential and employment development. It is important therefore, that development within these areas come forward with associated sustainable transport infrastructure to reduce the need to travel by car and the impact on the SRN.
Should these sites be carried forward to the next consultation stage it will be necessary to show how their impact will be mitigated. This is also true with large development sites in Filsham-&-Bulverhythe which are likely to generate traffic on the A259 west of Bexhill.

Focus areas 1 and 4 propose a total of 520 residences all requiring direct access onto the already heavily congested Ridge Road. This is ludicrous. With the projected increase arising from traffic using the new link road, there will be traffic congestion on a similar scale to that existing on the present A259 route from the western entrance to Hastings.
No further building of residential property should be permitted until a satisfactory solution has been made to the A21 problem.
