Representation Summary:

This site should be retained as green space as it is the only accessible recreational green space in the area. Having access to playing fields is particularly important if other dwellings are to be built in the area. More houses would also increase traffic pressures on Harrow Lane which is a key road for accessing the Conquest hospital. If planning permission is granted, an employment use may be more suitable as this land is in an established employment area and Hastings is in need of more employment land.

This site should remain OUTSIDE the development boundary. The site should be retained for current/future recreational/environmental purposes. It's the only place near enough to take your kids (by foot) for a kickabout in this area, and is good for dog walkers, and wildlife. Like Holmhurst St Mary-landscaping issues, and such a huge development of 140 units would generate traffic/pollution in an area which will already see a massive increase in traffic because of the HBLR. Pressure on infrastructure. New school? More traffic? No more development wanted in this area:we've already lost loads of open space due to the Little Ridge development.

Keep as playing fields/open space. We do not need to cover every piece of open grass land with houses. Hastings is already too crowded/high density housing/flats.

NO 1 Harrow Lane. - Ideally this site should remain as open space but if development is necessary it would be more appropriate to build high quality landmark multi story commercial to provide employment. The Hastings Shard could be commissioned in order to relocate Ashdown House offices that are now getting old. The site made available by Ashdown House demolished would be suitable for housing. Retain site for a purpose that respects it having a Trig point at this high location. Where will people work when Ashdown House gets demolished?

This site is extensively used by dog-walkers and regularly used for football by local youth groups, and is the only open space for local residents and children to use. It is also used by workers from Ashdown House during lunchtime breaks. It would be detrimental to the area to lose this amenity. Any development would also mean an increase in traffic, in both Harrow Lane and The Ridge.

support residential use. There is no reason why landscape and architectural approach cannot be combined with open space so as to retain a significant playing field provision. Circa 140 units is too great.

The development will add to the volume of traffic along the Ridge. As congestion increases we are concerned that traffic on the Ridge heading to the A259 or in the opposite direction will cease to use the B&Q junction and use the lanes to join/leave the A259 at the Butchers Lane junction

In conjunction with other sites in Planning Focus Areas 1; 4 and 11 development is for a possible 972 residential units, with approx 258 residential units being on the Ridge. That is a considerable number of extra cars accessing and exiting a very busy road. My concerns are the amount of units being proposed and the continued approval for back garden developments.

Maplehurst Wood SSSI-was in an unfavourable condition at the last review.

The unfavourable condition of the SSSI appears to relate to the recreational disturbance.

The development of a significant number of homes some 200m from the SSSI presents the risk of further detrimental impact

I understand that a number of partners are working with the private owner of the wood to improve management of the site and overcome the issues for the SSSI. Funding for mitigation work arising from local development may be appropriate.

The site may also be sensitive to air quality and water issues

One can only surmise that green spaces can even be considered for development is because it is cheaper and easier than really sorting out existing unsuitable housing and brown field sites. To put it starkly, it suits too many pockets to make the quick buck. I can see areas on the new Shaping Hastings Plan which exactly illustrate this. Green spaces should be kept as such locally. Planning too far ahead can be a danger. I would like to see any development along The Ridge vetoed e.g.

Little Ridge-&-Ashdown and Filsham-&-Bulverhythe are closely located to the A21 and A259 respectively and have been targeted for significant amounts of residential and employment development. It is important therefore, that development within these areas come forward with associated sustainable transport infrastructure to reduce the need to travel by car and the impact on the SRN.

Should these sites be carried forward to the next consultation stage it will be necessary to show how their impact will be mitigated. This is also true with large development sites in Filsham-&-Bulverhythe which are likely to generate traffic on the A259 west of Bexhill.

If this site does come forward a comprehensive development approach should be taken with the adjacent sites (C08 - see comments above - and A31 which was allocated in the 2004 Local Plan). The comments relating to sustainable transport access, the impact on The Ridge and the necessity to contribution towards improvements on The Ridge made in C08 above equally apply to this site.

Focus areas 1 and 4 propose a total of 520 residences all requiring direct access onto the already heavily congested Ridge Road. This is ludicrous. With the projected increase arising from traffic using the new link road, there will be traffic congestion on a similar scale to that existing on the present A259 route from the western entrance to Hastings.
No further building of residential property should be permitted until a satisfactory solution has been made to the A21 problem.
