Too high a figure. Reduce size of proposed College-site redevelopment. Both to increase public parkland and to blend a suitably designed low impact structure into the environment.

The target figure of 240-360 housing units can only be achieved by high-density developments of small flats on a few likely 'windfall' sites - including the former Hastings College in Archery Road. This is not the type of accommodation the area needs to facilitate regeneration; it will not enhance or preserve the important Burtons' St Leonards conservation area; it will not create a sustainable community and it will not satisfy the area's need for family homes. The target figure is too high, given the unique architectural and historic constraints of Maze Hill and Burtons' St Leonards.

This involves four conservation areas. Burton's St Leonards is the second most sought after location for house purchasers, and despite everything there is still a particular character to the area. So how come the area (59.5ph) is expected to absorb more than Greater Hollington (42ph), many times its size?
