i would like you to also acknowledge the importance of the smaller local retail areas and look at how these might be protected and further developed. These make an important contribution towards strengthening local communities and making them more sustainable.

Object to growth: There is already too much unused retail space. Object to use of term "comparison goods" - food items are also comparison goods.

Representation Summary:

If St Andrews Square area not used & Morrison's site developed: (1) no flow with Priory Meadow (2) St Andrews Square and Queens Road constant foot traffic congestion (3) once walkways, escalators, lifts, delivery areas etc built, remaining area too small to provide shopping "experience" (4) no room for outside space to enjoy shopping (5): if staggered/set back from Queens Rd, terraces of restaurants/cafés/bars could look up to the West Hill/Castle (6) Aesthetically unpleasing: resemble characterless, "make do" warehouse rather than design for future? (7) tiny retail outlets (8) not attract visiting shoppers

Spatial Strategy-Town Centre:

Because of the ongoing regeneration program (new station, station plaza, new college and university developments) the character and fabric of the town centre is changing. The Greenway project aims to support this regeneration by creating new Green Infrastructure right through the town centre.

Using the unique character of the rail corridor, the Greenway aims to develop a special amenity precinct that is safer and more attractive. Because of its linear park-like setting the Greenway town centre link helps create a unified leafier infrastructure that is more civic than retail in character.

Would be such a waste if St Andrews area wasn't used fully for Morrison's development. With Priory Meadow friends/colleagues still go to Brighton/Tunbridge Wells etc to shop properly! If you don't use the whole district you'll regret it - Its time Hastings lead the way to something special rather than half heartedly following others, ending with fewer shops/little investment. Imagine a future where outsiders come to Hastings for THE shopping experience and not just Old Town life - I may love this area but Waldegrave, Brook and Mann Street etc should be used for such a VERY special new beginning!!!

I have seen Mr Linden's comments re the SAGA car park-this really isnt a reason the keep such a small car park, esp as with a LEADING shopping area there will be plenty of Car Parking, Eateries, local and national shopping outlets etc. There will at last be something for everyone-Meaning that local people will stay local for shopping for ALL occassions and many people will visit Hastings from further afield!! I'm really not sure about the historical side to St Andrews Sq as all I see is young people hanging around on corners.OUT WITH THE PAST ITS TIME 4 CHANGE! :)

St Leonards Town Centre should be considered here. Without this, there will be no framework in which to bring forward the commitment to retail development at Crystal Square. Will also support parking in the area. Need Town Centre Management Plan.

Agree - the current unused and boarded shops should be filled before any more new units are built.

The consultation was with the St Andrews Area of Hastings not just the square. St Andrews must be looked at sympathetically as the 'old town in the new town'

Why is Central St Leonards not part of this, again the big divide between the two areas of the town. Where is the Crystal Square development area.

The flexibility provided by the proposed boundary is appreciated. The Council may wish to comment on the likely quantum of additional floorspace in due course, when the retail study is updated.
