This approach fails to recognise the significance of Bulverhythe and West St Leonards as the western gateway to the Borough. Any developments in this area - such as the presently derelict former swimming baths site - should include high-quality leisure and visitor amenities so as to maximise the usage of the seafront to support and enhance the tourist economy.

Connectivity plans for Bulverhythe might look at a local Strategic Greenway Link as outlined in the recent HBC funded Strategic Greenway Study (TJA).

Bulverhythe will not be brought forward until the post 2012 period. Similar to the Enviro-Enterprise corridor approach, it is situated on the west part of the town. It is within a flood risk area. Further investigation needs to be carried out by the council to ascertain whether this site is suited to mixed-use development. Regard should be paid to other sites within the eastern part of the district that are available now for commercial development and without environmental constraints. We consider our client's site at Rocks Lane to be deliverable, viable alternative option for employment use.

Concerns over the nature and extent of development at West Marina/Bulverhythe. The Link Road will possibly change the nature of water drainage in the Combe Haven Valley with impact on the Bulverhythe area with regard to flooding.

Bulverhythe, ensure all land connected to the railway at Bulverhythe is protected from development that might cause it to loose its rail use.

In the context of rising oil prices, peak oil approaching, and concern over climate change gases, we would expect the rail access promised in the 'String of Pearls' concept and the Millennium Communities schemes to feature here somewhere.

Bourne Leisure considers that this approach should also recognise the existing role & the potential of the area for tourism, & refer to it as an attractive destination on the seafront.
