It is ironic that this 'Enviro Enterprise Corridor' appears to rely on the provision of a controversial new road building scheme and the creation of unsustainable amounts of new traffic. Instead, this very worthwhile objective should be based on the provision of a new railway station to service theses sites, and used as an opportunity to enhance other local public transport solutions.
Further, this approach should contain a firm committment for this development to be carbon neutral and incorporate full use of renewable energies and a CHP micro-generation scheme.

The current development proposals for Queensway South are ecologically damaging and will compromise the natural functioning of the ghylls of the SSSI. These sites are in a very ecologically sensitive location and their impacts should be assessed in a cummulative manner, particularly with regard to the SSSI.
The level of car parking being proposed is too high and will encourage more traffic.

These two industrial parks are proposed for greenfield sites on the boundary of a SSSI. When combined with Preferred Approach 1, this has the potential to seriously degrade the nature of the SSSI.

If this land supply is not deliverable within the plan lifespan then alternative sites should be considered at this stage. Much reliance is made on the proposed Bexhill/Hastings link road to serve this corridor. The Council should look at alternative sites for employment use in the possibility that this proposal is not deliverable within the plan period. We consider our client's site at Rocks Lane to be a deliverable, viable alternative option for employment use.

What kind of environmental technology is envisaged? Queensway is road based. An alternative technology centre for Pebsham?

We feel that the preferred approach would support Hastings role as a regional hub. Subject to the approval of the Bexhill Hastings link road, the proposal for the Enviro Enterprise Corridor close to the link road will intensify employment opportunities around strategic transport infrastructure and will help to deliver Policy CC8a in the draft SE Plan.

Increased movements by cycle/foot along the Enviro Enterprise Corridor at Queensway will require re-instatement of the ______public right of way at Queensway and the town wide network od cycle and pedestrian routes need to include provision along the south part of this route.

Support the principle of employment development along the 'Enviro Enterprise Corridor', but note the need to not unduly restrict its market potential.

Re-enforce "Enviro" theme by providing good cycling and walking routes to the area; and bike storage and changing facilities on site.

Options for bringing Queensway/Ridge West site forward (para 13.9) should include examining the potential for mixed use or solely residential development.

We do not support this PA. It is predicted on a environmentally damaging road scheme - BHLR -. In the light of its very poor performance in the SA, it should be rejected. A better option for exemplary buildings with a low environmental impact would be the re-assemblage of land on the Ponswood estate for business development with an ambitious 'travel plan'. The 'Enviro Enterprise Corridor' in this location of a contradiction in terms and a misleading use of language.

This area of Hastings encompasses Marline valley Woods Site of Special Scientific which should be identified as a key consideration for any future proposals.
The provision of 18,500m2 of business floorspace along the site at Queensway would appear to conflict with aspirations for an enviro-enterprise corridor. This is due to the fact the land in question encompasses greenfield sites in sensitive locations adjacent to Marline Valley Woods SSSI.
